The homeowner association is the line item that surprises people. Celebration's master association, known as CROA, runs roughly $280 to $490 per month. Importantly, there is no separate community development district charge here, which is unusual in Central Florida: everything runs through the association rather than being split between an association fee and a CDD assessment on the tax bill. The Villages
Celebration is organised into villages, and they differ enough that choosing the right one matters.
North Village and the areas closest to downtown put you within walking distance of Market Street, Front Street and the lake. This is the most expensive proposition per square foot and the one that delivers on the town's central promise, which is being able to walk to dinner.
West Village, Lake Evalyn and the older established villages hold much of the original architecture, with the front porches and traditional detailing the town is known for.
Artisan Park and the newer developments toward the southern end offer more contemporary housing, and often more space for the money, with the trade off of a longer walk or a short drive to the town centre.
The condominium and townhouse stock is spread through the town and is the entry point to living here. It is also where the short term rental activity concentrates, which is worth understanding before buying.
The single most useful question when choosing is how much you value walking to the downtown, because that is what the price premium closest to the centre buys.
The Architectural Standards
This deserves its own section because it is the most common source of friction for new residents.
Celebration's appearance is maintained through a detailed set of architectural and community standards covering exterior paint colours, landscaping, fencing, what may be parked where, and what can be stored in view. These are the reason the town looks the way it does, and they are enforced.
For most residents this is precisely the point. For anyone accustomed to doing what they like with their own property, it is an adjustment. Read the governing documents before buying rather than after.

Walt Disney World is about six miles away, which makes Celebration a natural choice for Disney employees, and Universal Orlando is further north but still reachable. The hospitality and theme park economy is the region's largest employer by a wide margin.
Downtown Orlando is roughly twenty miles north, around half an hour outside peak and considerably more during it. Interstate 4 is the main artery and it is congested; anyone commuting daily should test the drive at the actual hour before committing.
Kissimmee immediately adjacent covers a great deal of everyday employment, and the Lake Nona medical and technology corridor to the east has been growing and is a realistic commute.
Remote work has changed the calculation for many residents here, and the town's walkability and small town character are a large part of why.
Daily Life

The trail network is the underrated part of living here. Woodland trails and boardwalks connect the villages to the downtown and to the lakes, and it is genuinely possible to walk or cycle for daily errands, which almost nowhere else in Central Florida allows.

For groceries and everything the town centre does not carry, Kissimmee is minutes away. For serious shopping, medical care and the region's larger amenities, Orlando is half an hour.
Weather and Hurricane Season
Central Florida summers are hot and humid, running roughly May through October, with near daily afternoon thunderstorms. Winters are mild and dry and are the reason the town's outdoor spaces work so well from November through April.
Hurricane season runs 1 June through 30 November. Celebration is inland, which reduces storm surge exposure relative to the coast, but wind, power outages and flooding remain real considerations. Practically, it means having a plan and somewhere to put outdoor furniture and equipment on short notice.

Storage After a Move to Celebration
Celebration creates more demand for off site storage than a comparable town elsewhere, and there are three reasons for it.
The first is the architectural standards. What can be stored in a driveway, a side yard or in view of the street is restricted, and garages in much of the town are rear loaded and smaller than the houses suggest.
The second is the housing mix. A large share of the town is townhouses, condominiums and apartments, which come with limited storage by design.
The third is the pattern of who moves here: households downsizing from larger homes elsewhere, seasonal residents, and people relocating to Central Florida who arrive before a purchase closes.

The decision that matters most in this climate is climate control, offered at both Celebration and Celebration II.
